The annual service

What a service includes

Plant check

Heat pump or boiler: operation, flow and return temperatures, refrigerant or combustion as applicable, condensate, safeties, and a clean of the coil or heat exchanger.

Water and pressure

System pressure, expansion vessel charge, relief valve, and the condition of the system water itself. Untreated water forms sludge that damages pumps.

Manifold and circuits

Pump, zone valves, actuators, flow meters and balancing. Every loop checked for flow and for air, and rebalanced if the house has changed.

Controls and handover

Thermostats, schedules, zone assignments and any app. Then we write down what we did and what we recommend, and tell you if a component is near the end of its life.

Before you call us

Do you service systems you did not install?

Yes. Much of our service work is on systems installed by others. Underfloor, radiators, pool heating, hot water, heat pumps and boilers — whoever put it in. Give us the manuals if you have them.

My floor has gone cold. What is it likely to be?

In rough order of how often we find it: a failed circulation pump, a stuck zone valve or actuator, air in the loops, a thermostat or controller that has lost its settings, low system pressure, or a heat pump that has faulted without showing an alarm. Almost all of those are a single visit. A leak in the slab is the least common cause.

How do you find a leak in a concrete slab?

Pressure testing tells us whether there is a leak at all and which loop it is on; thermal imaging and acoustic tracing narrow it down to a small area. Most of the time the slab is fine and the problem is at the manifold, where the fittings are.

How often should a hydronic system be serviced?

Once a year for anything with a heat pump or a boiler on it, ideally before winter. That covers pressures, system water condition, pump and valve operation, controls, and the outdoor unit itself.

What does a service call cost?

We charge for the visit and for what it takes to fix it, and we tell you the rate before we come out. If a repair is going to turn into a bigger job, you get a price for that before we start it, not afterwards.

How quickly can you come?

Ordinary service work is usually within a few days. No heat at all, in winter, with children or elderly people in the house, is treated as urgent — call rather than email for those.

Do you carry parts?

The common ones, yes: pumps, actuators, zone valves, thermostats, pressure vessels, sensors. Less common parts and anything brand-specific we order in, and we will tell you the lead time.

Can you take over a system from another company?

Yes. We do a full commissioning check first, then tell you what is working, what is not, and what it would cost to fix. No obligation to have the work done by us.

Do you work on Laing electric boiler systems?

Constantly. We service them, and we also replace a lot of them with heat pumps, because a Laing element costs about four times as much to run. There is a whole page on that — see Laing electric boilers.

My gas boiler has stopped. Do you repair those?

Yes. If it is old enough that repairs are no longer economic, we will price both options — a modern condensing boiler or a heat pump — so you can compare.
